The rules for using this site, what requesting an offer does and does not commit you to, and how text messaging works.
Last updated 7 August 2026The short version. Asking for an offer costs nothing and commits you to nothing. We are a buyer, not an agent, and nothing on this site is legal or tax advice. Nothing binds either party until a written purchase agreement is signed by both.
These Terms govern your use of edbuysanyhouse.com and anything you submit through it. "We", "us" and "our" mean Ed Buys Any House. "You" means you. Using this site means you accept these Terms and the Privacy policy, which is part of them.
If you do not accept them, do not use the site.
You must be at least 18 and legally able to enter a contract. The information you give us must be truthful and current, and you must have the authority to discuss the property you submit — as an owner, an heir, an executor, or someone the owner has authorized.

You keep ownership of whatever you send us. By submitting it you give us permission to use it for the purpose it was sent: evaluating the property, preparing an offer and following up with you.
You confirm that the information is accurate to the best of your knowledge and that sending it does not breach anyone else’s rights or any agreement you are party to.
By giving your mobile number and ticking the consent box, you expressly consent to receive automated marketing and informational calls and text messages from Ed Buys Any House at that number, including messages sent by an autodialer. This consent is given in accordance with the Telephone Consumer Protection Act.
Messages about the property you submitted, appointment reminders, offer updates and occasional related information.
Agreeing to messages is not a condition of receiving an offer or of any purchase. You can ask us to call instead.
Message frequency varies, up to 10 messages a month. Message and data rates may apply according to your carrier plan.
Reply STOP to any message. You will get one confirmation, and then no further messages. To start again you have to opt in again.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Opt-in data is shared only with the aggregators and providers who deliver the messages.
You must be 18 or older and must give your own number, not somebody else’s.
How your information is handled is set out in the Privacy policy, which forms part of these Terms. We do not sell or rent your personal data to third-party marketers.
The text, layout, code, images and marks on this site belong to us or to their respective owners and are protected by copyright and trademark law. You need written permission to reuse them.
This site uses third-party services for forms, analytics, mapping and messaging, and may link to other sites. We do not control them and are not responsible for their content or their practices. Their own terms and privacy policies apply to your dealings with them.
This site and everything on it is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement.
Property values, timelines and figures described anywhere on this site are estimates and illustrations. They are not promises, and real results vary with the property, the market and the transaction.
To the fullest extent the law allows, we are not liable for indirect, incidental, consequential, special, punitive or exemplary damages, or for lost profits, arising out of your use of this site.
Total liability for any claim relating to this site is limited to one hundred US dollars ($100).
You agree to indemnify and hold us harmless from claims, losses and reasonable legal costs arising out of your breach of these Terms, your misuse of the site, your violation of any law, or your submission of a property you had no authority to submit.
We may update these Terms. The revised version is posted here with a new date. Continuing to use the site after that date means you accept the change.
These Terms are governed by the laws of the State of Indiana, without regard to its conflict-of-law rules.
If a dispute arises, contact us first at [email protected] and we will try to resolve it informally. Neither of us will start a formal proceeding for 30 days after that written notice.
If it is still unresolved, any claim will be brought in the state or federal courts located in Indiana, and both of us consent to that jurisdiction.
These Terms and the Privacy policy are the entire agreement between us about this site. If any provision is found unenforceable, the rest still applies. Not enforcing a provision does not waive it. You may not assign these Terms without our consent.
